Accessed directly from Rangihoua Road, this gently contoured site sits high on the ridge and catches all-day sun. Comprising approximately 10 acres (4 hectares), the section has large flat building platform which presently contains an existing dwelling and mature landscaping.

Site 20 has wide views over the Te Puna Valley and wetlands to the sea, looking out to Moturoa Island and the Black Rocks. The site is connected to the walking track network that winds down along the restored wetlands to the Te Puna Village Green and the quiet sandy shores of Rangihoua Bay.
