Site 21 is a property of approximately 12 acres (4.84 hectare) located off Oihi Road and enjoying wide rural and sea views.

The house site sits high on the property, just below the ridge that separates it from the roadway. It looks out over the Mountain Landing vineyard and down the Te Puna Valley, with views to the Te Pahi Islands and Moturoa Island.

A formed track passes from the house site through the mature manuka bush, where it joins a network of walking trails. The trails provide access to farmland and the restored wetlands of the valley. They also run down to Rangihoua Bay and to Wairoa Bay, where The Boathouse, jetty and boat ramp are located.
