Sitting high above the Te Puna Valley, Site 23 enjoys dramatic views over the Bay of Islands, taking in the Black Rocks, Moturoa and Roberton Islands and Waitangi in the distance. The house site is tucked below the ridge line, affording privacy from Oihi Road, which provides access to the property.

The walking tracks at the bottom of this approximately 12-acre (4.78-hectare) site provide ready access to the historic Te Puna Village Green and the safe swimming beach at Rangihoua Bay. The Boathouse [link to Boathouse page] and other facilities at Wairoa Bay are just a short walk away.

Stands of native manuka reach up the hillside, and the birdlife attracted by the restored wetlands at the bottom of the property has begun to occupy the bush. A large number of kiwi live in the area and can often be heard at night.
